I am the owner of a condominium in North Carolina. My tenant was fined by the HOA resulting from her ownership of pets. The HOA sent me the fine and I told my tenant to pay it. She recently moved out of the condo (leaving it heavily damaged, and taking the washer and dryer with her) without paying any money. With her gone, am I obligated to pay those fines?



Answer

Yes - you are responsible between the hOA and yourself. The tenant may be responsible to pay the fines as to you but you are responsible to the HOA.
